1. What Homebound is

Homebound is a private tool that helps a real estate agent prioritize leads, draft outreach, and match buyers to listings. It syncs leads from Follow Up Boss, scores and summarizes them, and drafts messages for the agent to review and send.

Access is granted by an administrator to specific accounts. There is no public sign-up, and access may be changed or withdrawn at any time. Accounts are for one person; do not share credentials.

2. Your responsibilities

By using Homebound, you agree that:

• You have the right to put into Homebound the lead and contact data you import or enter, and to contact those people for the purposes you are using it for.
• You will comply with the laws that apply to your outreach — including CAN-SPAM, the TCPA and state equivalents governing calls and texts, do-not-call rules, and any consent your jurisdiction requires before contacting someone.
• You will comply with fair housing law. Homebound must not be used to target, screen, exclude, or differently treat anyone on the basis of race, color, religion, sex, familial status, national origin, disability, or any other protected characteristic.
• You will honor your MLS and brokerage rules on the handling and redistribution of listing data, including data you upload as an MLS listing sheet.
• You will review anything Homebound drafts before sending it, and you remain the sender of every message that goes out under your name.

3. AI output: review it before you rely on it

Lead scores, summaries, buyer-criteria inferences, listing matches, data extracted from uploaded PDFs, and drafted messages are all produced with the help of AI models. They are suggestions, generated from incomplete information, and they are sometimes wrong.

Verify anything that matters before acting on it. Check extracted listing data against the source sheet. Read a draft before you send it. Do not treat a score as a statement of fact about a person. Homebound is a professional aid, not a substitute for your own judgment, and it does not provide legal, financial, tax, appraisal, or lending advice.

Where Homebound cannot confirm something, it is designed to say so rather than guess — but the responsibility for what you send and what you advise your clients remains yours.

4. Third-party services

Homebound depends on services it does not control, including Follow Up Boss, Google, OpenAI, Clay, Mapbox, ShadeMap, and property data providers. Your use of Homebound is also subject to the terms of the accounts you connect to it, and you are responsible for holding the rights to those accounts and their data. If one of these services changes, degrades, or becomes unavailable, the corresponding Homebound feature may stop working.

5. Acceptable use

You may not:

• Use Homebound to send unsolicited bulk messages, or to contact anyone who has asked not to be contacted.
• Upload data you do not have the right to use, or scrape or resell data obtained through Homebound.
• Attempt to access another user's data, circumvent the access allowlist or role restrictions, or probe or disrupt the service.
• Reverse engineer or resell Homebound, or use it to build a competing service.

6. Your data

You keep ownership of the lead data, notes, and listings you bring into Homebound. Homebound stores and processes them to provide the service, as described in the Privacy Policy. You can request an export or deletion of your data at the contact address below.

7. Availability

Homebound is provided as-is, with no uptime commitment. It may be unavailable for maintenance, during deployments, or because an upstream service is down. Features may change or be removed.

8. Disclaimers and liability

To the fullest extent permitted by law, Homebound is provided without warranties of any kind, express or implied, including fitness for a particular purpose and the accuracy or completeness of any output it generates.

To the fullest extent permitted by law, Homebound and its operator are not liable for any indirect, incidental, special, consequential, or punitive damages, or for lost profits, lost business, lost commissions, or lost or inaccurate data, arising from your use of the service. Nothing here limits liability that cannot be limited by law.

9. Termination

Access may be suspended or withdrawn at any time, including for breach of these terms. You may stop using Homebound at any time and request deletion of your data. Sections 6, 8, and 10 survive termination.

10. Changes, governing law, and contact

These terms may be updated; the effective date above will change and material changes will be noted on this page. Continued use after a change indicates acceptance of it.

These terms are governed by the laws of the State of California, without regard to its conflict-of-laws rules.
